As a Transaction Manager, you will:
Manage real estate services, contracts, and negotiations.
Oversee new and renewal lease transactions, including market surveys, site selection, and presenting comparative analysis.
Negotiate RFPs, LOIs, and lease terms for optimal economic results.
Develop and grow relationships with clients, vendors, landlords, and stakeholders.
Coordinate with leadership to track and report client deliverables.
Provide suggestions for process and technical improvements.
Optimize the Baird portfolio through relocating, subleasing, consolidating, or downsizing offices.
Collaborate with internal teams including Project Managers, Business Unit Leaders, Legal, Risk Management, Finance, and IT.
Manage and execute special projects.
Deliver exceptional customer service and ensure a positive experience for clients and vendors.
Align real estate transaction services with Baird's objectives.
Lead market tours and provide recommendations based on site reviews.
Conduct rent analysis, maintain critical dates, and provide in-depth financial analysis.
Quantify and report on occupancy cost savings and value add.
Present analysis to secure internal approval of recommended real estate solutions.
Assist in international real estate transactions.
What we look for:
Bachelor’s degree in Business, Finance, Real Estate, or Economics.
Minimum of 3+ years relevant work experience.
Proficiency in Microsoft Office and applicable software/hardware applications.
Strong self-management and problem resolution skills.
Ability to manage and review a large volume of transactions simultaneously.
Demonstrated initiative and urgency in meeting deadlines.
Ability to operate in a matrix environment and handle ambiguity.
Excellent oral and written communication skills.
Strong interpersonal skills and ability to work in a team environment.
Solid understanding of lease language and terms, Common Area Maintenance, insurance, and real estate taxes.
Real Estate license and other real estate designations, preferred.
Compensation & Benefits:
$68,900 -$94,200 annual salary range
Bonus potential up to 20% of base salary
Compensation and bonus are commensurate with experience, performance and/or firm profitability
